Frequently Asked Questions about Rules and Restrictions (Article 15-Use Restrictions)

- Indoor pets are allowed only with express written permission of the Executive Board. Ref 15.9.

- TV or Dish antennas are prohibited; there is cable and dish service available on site. Ref. 15.6

- Window coverings are included with each unit and exterior colors may not be changed without the written consent of the Executive Board. Ref. 15.7.

- Designated parking is provided in front of each garage door. Additional parking and guest parking is available throughout the site. Ref. 15.11

- Certain vehicles (oversized, trailers, boats, motor homes, recreational vehicles, etc,) are prohibited from being parked or stored in the project. Ref. 15.11.7. There are on site garages available for lease to accommodate these special needs.

Frequently Asked General Questions:

Are Association Dues collected before all of the improvements are installed?

Yes. First month dues are collected at closing, plus 3 months dues (25% of one year) for working capital. All of the funds go to the Association General Fund to cover the actual operating and management expenses of all common improvements upon their installation. The Developer pays for all of the improvements until completion, and startup of maintenance operations.

Association Officers/Management:

The Declarant (Developer) will appoint Officers and managers until the conveyance of 75% of the total living units. At this time the management of the association will be conveyed to an elected board of owners. Ref. Bylaws 2.5.

Who is the Management Company?

The Declarant (Developer) will appoint an interim manager until the clubhouse and manager living quarters are complete. Eventually, the on-site/live-in manager will perform most management duties.
